Knight Real Estate strikes deal for Chameleon

Commercial property developer Knight Real Estate has sold Chameleon Business Park in Livingston to the Structadene Group for approximately £7.63million.

Chameleon was completed by Knight in 2006 and comprises a total of 47,000sq ft over three pavilions, all offering flexible business accommodation and a high level of technology.

Two of the buildings in the Appleton Parkway Development are leased to international IT services company Atos Origin and part of the third to Nikon Precision GMBH, all on long term-leases. A total of 4,000sq ft remains available to let in pavilion three.

Knight Real Estate Director Howard Crawshaw said " Chameleon represented our first speculative development in central Scotland and has proved a very successful and dynamic investment, attracting two major tenants"

"It was testimony to our strategic plans to become established in the central Scotland market and we will now look to build on that by securing and developing other opportunities".

"We are already enhancing our Central Belt portfolio via the ongoing development of an eight-arcre site, Langlands Point in East Kilbride".

Knight Real Estate was advised by Knig Sturge on the Chameleon deal and Structadene by Cushman and Wakefield.
